A roof is a system, not a surface.

Most roof problems in Southern California do not start with the shingles or tile you can see. They start underneath: aged underlayment, failed flashing at a wall or chimney, a valley that was never detailed properly, or decking that has taken on water. A new top layer over a bad system only delays the next leak.

That is why every Omnix roofing estimate is itemized. You see what is being torn off, what is being replaced underneath, which product is going on, and what happens if we find damaged decking once the old roof is open. The price and the schedule are in writing before any work starts.

Because Omnix is a general contractor with a restoration division, a roof that has already leaked does not turn into a second project with a second company. Damaged drywall, insulation and framing can be handled on the same contract.

Process

How the job runs.

The same four steps on every project, with the price and schedule in writing before work starts.

1. Inspection

We get on the roof, check the attic where there is access, and photograph what we find.

2. Written estimate

An itemized scope with products, tear-off, underlayment, flashing and a line for decking replacement if it is needed.

3. Permit and schedule

We pull the city permit, order materials and give you start and finish dates in writing.

4. Install and inspection

Tear-off, dry-in and installation, daily cleanup with a magnet sweep for nails, then the city's final inspection.

How long does a roof replacement take?

Most single-family roof replacements take a few working days once materials are on site. Tile, low-slope and larger or steeper roofs take longer. You get a written schedule before we start.

Do I need a permit to replace my roof?

Most cities in Orange County and Los Angeles require a permit for a full re-roof. Omnix pulls the permit and schedules the required inspections as part of the job.

What if you find damaged wood under the old roof?

It is common, and it cannot be seen until the old roof is off. Your estimate includes a stated price for replacing damaged decking, so the cost is known in advance rather than negotiated mid-job.

I have solar panels. Can you still replace the roof?

Yes. The panels have to come off and go back on, and that work is coordinated with a licensed solar contractor and written into the scope and schedule.

Do you offer financing?

Financing options may be available through third-party lenders, subject to credit approval. Ask about current programs at your free estimate. All terms come from the lender in writing before you sign.
